New Flip/Investment Home {Before Pics}

We are at it again! This will be our fourth investment home within the past year. Two have been sold and our last one has been on the market a little over a month with 26 showings! Will someone just give us an offer already!??

This new investment was built in 1995 and is just East of Raleigh. It has 3 bedrooms 2 1/2 baths and around 1900 sqft. It has great bones and a fantastic layout...but this guy just needs some love. See for yourself!


Not sure what was going on with the awning over the door! Maybe they were trying to sell something. We will be getting rid of the green altogether and going with a neutral/classy palette such as gray or tan exterior with black shutters. Not sure about the door color yet...we will see!



The siding is in pretty good shape. We will be replacing a few boards near the chimney and power washing the back deck. The whole exterior will be getting fresh paint!



Here is the Oh So Boring entryway. New Carpet, New Paint, New Lighting fixtures are what's in store for this Ugly Entry...



To the left of the staircase is the most gorgeous dining room you have ever seen! Right?? Wall paper will be taken down....walls repainted and definitely a new light fixture!



To the right of the staircase is the living room. Beautiful 9ft ceilings will be enhanced by some crown molding. New Paint and Carpet will also be in order! We would have loved to add some new wood floors, but it just wasn't in the budget for this home.


Straight down the entrance hallway is another fabulous room (Okay...will be fabulous)! The kitchen is in pretty rough shape. Don't worry...with a little paint, new floors, new light fixtures and appliances this beauty will shine once more! Cabinets will be going all white and we will be replacing the counter tops as well. (Will keep you updated with choices as we move along!)


The Kitchen is open to a great family room with a fireplace and lots of natural light!



Last picture I have is of the grand master bedroom! It is a blank slate and I can't wait to dive in! Fabulous vaulted ceilings really make this room feel spacious.

So what do you think!? It is going to be a great home and we can't wait to get going on this project. The renovations should only take about a month since most of the work is cosmetic. We aren't tearing anything down except the front porch railings.

{Completed} Flip/Investment Home #3

Finished and On the Market!! Yahoo! If you have been following along with this home here & here, you all know that we have only been working on it less than 2 months. It was a cutie that just needed some good lovin...



It is an adorable colonial style home just south of Raleigh. It is walking distance to the local community park and historic downtown area. If you remember the BEFORE pics, you are going to fall over when you see the afters. Be Prepared for a Picture Overload today...

I think it is quite an adorable place. Here's to hoping it sells quickly!

Investment Home {Paint & Granite} Updates

A couple of weeks ago I introduced you to our new Flip/Investment Home. If you missed some of the before pictures you can go here.


We have been making some great progress and will hopefully be done with this little place sometime next week. If you remember our other investment property took us 6 months to finish!! This one has only taken us just about a month. It really needed just some good lovin.


Here is a little update with the new exterior paint colors:
I love how the new colors bring a little more richness to the place. We have also added new railings as the other ones were falling off of the front porch. We are hoping to get these painted next week.

The Exterior paint colors that were used:
Siding Color: Sandy Hook- Benjamin Moore
Shutters and side door Color: Kendall Charcoal-Benjamin Moore
Front Door Color: Real Red-Sherwin Williams



The back deck has been totally redone. There weren't any stairs coming off of the back deck, so you could only access the deck from the living room. Weird huh? Now the new owners can get to their back yard without having to walk around the side of the house.



Remember what the fireplace looked like before?


Well it is getting a little face lift right now....

I love the clean lines that it brings into the room as well as that craftsman style feel. We won't be taking the molding all the way to the ceiling, but isn't it divine!?



Oh and wait....you can't forget about the awesome kitchen:



It is getting a beauty makeover as well!
The granite is called: Giallo Ornamental


It really looks nice against the all white cabinets. We are going to be adding black appliances to this home to keep some of the costs down, but they are really nice and will look fantastic with this new counter top!


So what do you all think of the updates so far? We are very happy with how it is turning out. I should have some after pictures up hopefully next week, if all goes as planned (which never happens in this business)!

It's been great 2012!!

Can you really believe it is the last day of the year? As I look back on this year I feel somewhat content, unsettled, motivated and blessed all in one!! It has been a whirlwind.



I am so very thankful to have all of you supporting me as I ramble each day. It has been a successful blogging year and I have enjoyed each minute of it. I have now been blogging for a year and a half and the friends I have made through all of this.... are priceless!

New Flip/Investment House {Before Pics}!!

Well I am excited to tell you that we closed on our last investment home last week and we are already on to the next project! This time we scaled it down in size in hopes of getting this little project done shortly after the holidays.


Isn't she a cutie!? This colonial style home was built in 1986 and is in pretty good shape. There are three decent size bedrooms and two full bathrooms. She needs a full paint job (inside & out), new back deck, landscaping, new kitchen and some new replacement siding.







Such lovely wallpaper....someone loved fruit and yellow!



Pretty small kitchen, but with a little paint, new counter tops and appliances I think she will shine!



Pretty good size family room with french doors leading out onto the back deck. 
Fireplace needs a little somethin- somethin as well!


We are getting excited to dive into this cutie! Do you have any suggestions on how to make this house a home without going over the top?
